Epoxy flake flooring has earned its place as one of Miami's most popular commercial and residential flooring systems for very good reasons. The system combines genuine functional performance — durability, chemical resistance, slip resistance, and easy maintenance — with decorative versatility that allows virtually any aesthetic to be achieved. From subtle, neutral blends that complement sophisticated commercial interiors to bold, vibrant color mixes that define a brand identity, flake flooring delivers a result that looks great and performs even better over time.
What distinguishes a great flake floor installation from a mediocre one is primarily the quality of surface preparation and the consistency of the flake broadcast. Surface preparation — including mechanical grinding, crack repair, and moisture testing — must be executed correctly to ensure the epoxy base coat bonds to the concrete properly. If the base coat adhesion is inadequate, the entire system fails regardless of how well the flakes are applied. SPF Industrial's preparation process for flake floors is the same as for any other epoxy system — thorough, methodical, and never rushed regardless of project size.
The flake broadcast itself requires skill and consistency. Flakes must be broadcast at a uniform density across the entire floor — an uneven broadcast creates visual inconsistencies in the finished product that are immediately noticeable to the eye. For full-broadcast systems where 100% coverage is specified, the flakes must be applied generously and consistently while the base coat is still wet. SPF Industrial's installers are experienced in achieving consistent full-broadcast coverage on floors of any size and configuration, from single-car garages to large commercial spaces.
Once the flakes are applied and the base coat has cured, excess flakes are removed and the surface is flattened by lightly grinding the high points — a step that improves the surface profile and ensures the topcoat lays flat and smooth. A clear polyurethane or polyaspartic topcoat is then applied, sealing and protecting the system and providing the final gloss level desired.
